I’m moving out of my current apartment. What do I do first?
The Notice of termination document must be filled with a computer, printed, signed and delivered to Kuopas’ housing office. You can also scan the signed document and send it by e-mail, email@example.com.

In the termination form we ask for your permission to give out your contact information, so that the next tenant can contact you and you can quickly show the apartment to him or her. We kindly ask that you accept this request, as it helps us and the next tenant greatly.
The notice time of the termination is one month. Those living in a family residence have to sign the termination of the tenancy contract together. In giving notice, the tenant gives permission to Kuopas to check the residence within the last five days of the tenancy contract, using the master key.

What happens after I’ve given my notice of termination of the tenancy contract?
Once you have given your notice of termination, Kuopas will offer your aparment to a new applicant.
Often the student who has been offered your residence want to see it before moving in.
When you are filling the termination of contract, there will be a question about you showing the apartment to the next tenant. We hope that you respond positively to this question. Remember that you were once in that same position and seeing the apartment helps the next person to decide about renting the apartment.
When will the maintenance check my apartment?
The maintenance man will check your residence during the last five days of the tenancy agreement, gaining access with a master key. At the time of the inspetion the apartment should be in good condition and all the problems that you have in the apartment should have been already informed to Kuopas’ maintanance, by using the Service notification form.
If the room is not clean or something is broken, the cost will be deducted from your deposit and if it is insufficient, the remainder will be billed from you. Natural wear does not result in deduction of the deposit. In the inspection, the general condition, cleanliness, furniture, kitchen appliances, lighting, plug-ins, light switches and other apparati in the residence are checked, and they are expected to be undamaged and in place.
Do I have to clean up the apartment when I’m moving?
Do I need to clean up the apartment when I’m moving? Yes, you do.
Before moving out, the residence should be cleaned so well, that the next tenant should not need to clean it at all. This shows consideration and kindness towards the new tenant. Remember to clean common areas as well. Extra care should be taken in the kitchen, WC and the bathroom. Also clean and empty storage areas of your belongings.
If you neglect cleaning up before moving, the housing association retains the right to have your residence cleaned at your expense 38,20€/hour. In practice, this cost is deducted from your deposit.
Cleaning the common areas of shared apartments is common responsibility.
When and where should I return the keys to my apartment?
All the keys to the residence are to be returned to Kuopas’ office before your contract ends. During opening hours, you can give the key to our customer service (take a queue number) or use a small plastic bag that you can find on customer service’s Help your self desk. You can drop the plastic bag to the container next to the Help your self desk. We advice to use the Self hep desk when the customer service is busy.
In case you are leaving outside the opening hours, you can return the key in an envelope on which you write your name and the address of the key. Drop the envelope into the mailbox on the front door of Kuopas’ office. Remember that you have the responsibility for the key until it is available for our customer service.
Keys are not to be left in the residence. Kuopas will charge 30 € if the keys are returned incorrectly or left in the room/apartment.
The plastic bag which can be found from Kuopas’ office must have your address and name clearly marked. Remember that your deposit can only be returned when the residence and keys have been appropriately handed over.
If you are changing your apartment within Kuopas, you only need to return the key of the old apartment until 12:00 of the first day of your new tenancy contract. As an example, if your tenancy agreement ends on 31.1 and the new one starts on 1.2 you have to return your old keys before 12:00 1.2. Also, if you are changing your apartment within Kuopas and the 1st day of the month happens to be at the weekend or a common holiday, you can pick up the new key from our office between 8:00-9:00 free of charge and without a need to inform us about it.
Is there something I should do after I’ve left?
The terms of the return of the deposit are that all obligations to the housing association have been met. When matters are in order, the deposit will be returned to the bank account stated in your notice of termination one month after the tenancy contract has expired (Example: Your tenancy contract ends on 31.12.2018, you will receive the deposit payment in the end of January).
If some obligations have not been met, applicable costs will be deducted from your deposit. If the deposit payment does not cover payment owed to Kuopas, the remainder will be charged by the normal collection process with interest and collection rates. The deposit cannot be used to pay the final month`s rent.
