Welcome to our move-out guide! We hope your time of residence has been pleasant, and you have enjoyed your Kuopas home.
This move-out guide provides a comprehensive overview of various stages of moving out, such as terminating the tenancy agreement, move-out inspection, and key return. It will assist you in planning your move smoothly.

Remember to terminate your tenancy on time
To end the open-ended tenancy contract with Kuopas, you must submit a notice of termination. The notice period is one full calendar month. For example, if you submit the notice in January, the contract ends on the last day of February, and rent must be paid for February.
You can submit the notice earlier if needed. We recommend doing it before the 15ᵗʰ of the month so we have time to arrange your move-out inspection and make your departure as smooth as possible.
If there are multiple tenants on the contract (e.g. partners or friends), each person must submit and sign the notice. When using the electronical authentication service, each tenant needs to log in separately to complete the termination. All notices must be submitted within 24 hours of each other, or the termination will be cancelled. The termination only becomes valid once the last signed notice has been received and accepted.
Most Kuopas contracts are open-ended. If your contract is fixed-term, the end date is already stated in your offer, and no termination notice is needed.

What happens after the notice?
Once you’ve terminated your contract, we will offer your aparment to a new applicant.
Often, the new tenant would like to see the apartment before making a rental decision.
When submitting your notice of termination, you can let us know is you’re willing to briefly show the apartment. We hope you say yes, as it helps the next tenant make their decision and plan for moving in.
Don’t forget to cancel your internet service
Remember to cancel the internet connection for DNA (Internet provider), so the new tenant can activate their own connection. You are responsible for the internet connection and its use if the contract is under your name.
Final cleaning before moving out
You must clean the apartment carefully before moving out – so well that the next tenant doesn’t need to clean it at all.
Follow the cleaning instructions and leave all original items in place (e.g. modem with cables, shower curtain rail holders, TV sockets). Modems are only included in furnished apartments. No furniture or belongings should not be left in the apartment/room.

Cleaning and Moving Out Instructions
Cleaning the common areas of shared apartments is a common responsibility. If you move out before the inspection and others still live in the apartment, take clear and detailed photos of the cleaned areas. General wide shots are not enough to prove cleaning.
If Kuopas needs to clean the apartment, the cost will be deducted from your deposit. You can find the prices in the Damage cost sheet.
When is the move-out inspection done?
The apartment will be inspected during the last five business days of your tenancy. If you’re not home, our staff will use a master key (we always knock first). If you have pets that might prevent the inspection, please make sure they are not in the apartment, or contact us in advance to make other arrangements.
The inspection can also be done earlier if you return your keys before the end of your tenancy.
At the time of the inspection the apartment should be in good condition and all possible problems in the apartment should have been already informed to Kuopas’ maintenance, by using the Fault report form.
During the inspection, we check:
- General condition and cleanliness
- Furniture, appliances and lighting
- Sockets, switches, shower curtain holders and other fixtures
If the apartment is not properly cleaned or something is damaged, the cost will be deducted from your deposit. If the deposit doesn’t cover all costs, you will be billed for the remaining amount. Normal wear and tear will not be charged.
Inspections are usually done on weekdays between 8:00 AM – 3:30 PM, but during busy periods we may visit as late as 6:00 PM.
Need a specific inspection time?
You can order a scheduled move-out inspection for 70 €.
Send your preferred inspection date and time at least 2 weeks in advance by email to huolto@kuopas.fi. You’ll receive a confirmation by email.
Moving day
The moving day is the business day after your tenancy agreement ends. If your tenancy ends on a weekend or public holiday, the moving day is the first business day after that.
For example, if your tenancy ends on a Wednesday, return the key by 10:00 AM on Thursday at the latest. If your tenancy ends on a Saturday, return the key by 10:00 AM on Monday.
You can also return the key earlier.
If you are moving to another Kuopas apartment, return the key to your old apartment by 4:00 PM on your new moving day.
You cannot stay in the apartment after your tenancy has ended, as the next tenant may be moving in.

How to return your key
Return your key by 10:00 AM on the business day following the end of your tenancy.
(Tenants changing apartments within Kuopas by 4:00 PM)
You can return the key:
- To our customer service during opening hours (Mon–Fri 12:00–3:00 PM, and on the 1ˢᵗ of each month until 3:30)
- In an envelope with your name and address to the mailbox at our office’s backyard entrance (available 24/7)
- Using the Help Yourself desk in the lobby: place your key in the envelope provided and drop it into the metal return box on the wall (remember to write your name and address on the envelope)
► A fee of 30 € will be charged if the key is returned without contact information.
► A fee of 46.40 € will be charged if the key is left inside the apartment.
► A late key return will be charged 70 €.
Your deposit will be returned only after the apartment and key are properly handed over and inspected. Do not leave the key inside the apartment!
Things to do before moving out
- Do a thorough final cleaning. In shared apartments, all tenants are jointly responsible for cleaning common areas.
- If you move out before the inspection, take detailed photos of the cleaned shared spaces.
- If you’ve agreed to leave items (e.g. furniture) for the next tenant, notify Kuopas and label the items clearly.
- If you own a dishwasher or washing machine, remove it unless the new tenant has agreed to keep it. Don’t forget to reinstall the kitchen cabinet that was removed for the appliance.
- Remove your name from the storage room list.
- If you’ve used an electric car charging station, set it to position 1 (heating) before leaving.
- In furnished apartments, you can leave the provided pillow, blanket, and mattress in the room – or take them with you. Just remember to lock your door when you leave.
Special instructions for tenants changing within Kuopas
- Return your old key by 4:00 PM on the first business day of your new contract.
- A new tenant or maintenance might visit your old apartment between 8:00 AM – 4:00 PM on your moving day.
- Be ready to move out on time and cooperate with others.
- In furnished apartments, mattresses will be replaced on the morning of the 1ˢᵗ business day of the month.
Your deposit will be returned within one month after your tenancy ends – provided that all obligations to Kuopas have been met.
Kuopas may deduct costs from the deposit for cleaning or damages related to the apartment.
By law, the deposit cannot be used to cover the final month’s rent. If rent is unpaid, the normal collection process will begin.
Remember to include your bank account number when submitting your notice of termination. Without it, the return may be delayed.
