Rents are determined annually according to VARKE’s cost-price principle. This means that tenants can only be charged a rent amount that, together with other income, is sufficient to cover the financing costs of the apartments and related housing facilities, as well as the maintenance expenses in line with good property management.

Although property maintenance costs have increased in recent years, Kuopas’ long-term and systematic efforts to improve cost-efficiency and energy efficiency in its properties, along with successful measures to balance financing costs, are among the reasons why rents do not need to be raised for 2026. In addition, the economic occupancy rate of the company’s apartments has significantly improved in recent years, which has contributed to increased operating income and helped reduce the pressure to raise rents.
