We take good care of our apartments and tenants. Student apartments have various options at different prices to meet the students’ different needs.
Kuopas’ housing stock is constructed with state subsidies (ARA apartments). In other words, the income must cover all maintenance, capital and administrative costs of the properties, i.e. income and expenses must be equal. This means that Kuopas does not make a profit. The rent is determined by the authorities. This way you can live affordably in Kuopas!
All rents already include the Internet connection, laundry and water. In most of our locations the electricity payments are fixed, so you only pay €8/month (shared room) – €18/month (three room apartment) for electricity.

The rent is valid to the end of passing year. If there will be a change in the rent, it will announced at least two months before. Usually the rents will be raised at the beginning of January. If you don’t receive new instructions on how to pay the rent, you can use the same payment information as last year. The reference number and the bank account is the same.
What does the rent include in Kuopas apartment?
- All our housing locations and apartments provide the ability to shower, use bathroom & WC. Shower curtains are included.
- All our apartments have the ability to wash your clothes.
- You can cook food in all our apartments.
- Free sauna turn once a week (in most of our locations).
- Free internet connection.
- None of our apartments have curtains. We advise to buy curtains or a sleep mask, as the sun is up about 20 hours a day during summers in Finland.
Normally we house the short term exchange students (3-6 months) to furnished apartments and degree students to unfurnished apartments.
Furnished apartments
Apartments with furniture are located in Katiskaniementie 6, Kuntokuja 2 and Särkiniementie 30. Särkiniementie 30 has only studios, so most of the furnished apartments are in Katiskaniementie 6 and Kuntokuja 2.
As an addition to other normal equipment in Kuopas’ apartments, a furnished apartment has a bed, mattress, pillow and a blanket. You have to bring your own sheets. The furnished rooms also have a wardrobe, desk and a chair. In the kitchen there is a kitchen table and chairs.
Unfurnished apartment
Unfurnished apartments don’t have any furniture (except in the kitcen in some apartments), most of our other apartments are like this. You can check this guide about second hand furniture in Kuopio.

The shared apartments are for 2–4 persons. Each tenant has his or her own room with a lockable door. The size for one room is about 13 m².
The kitchen, toilet and bathroom are shared with your roommates. In the kitchen there is a kitchen table and chairs and in your room a roof light and a wardrobe.
The shared apartments can be rented with your friends, if you wish to live with people you know. Remember to fill out the application for a shared apartment with your friends.
In locations Pankkola (Kuntokuja 2) and Katiska (Katiskaniementie 6) you can rent a room with furniture (bed, desk and chairs). We provide furnished rooms for exchange students.
Electricity is 8 €/month.
This is a small one-room apartment with own bathroom only in dormitory Särki. The size for this apartment is 19 m².
The kitchen is shared with 12 other students. In the kitchen there is a kitchen table and chairs and in room a refrigerator, a roof light and a wardrobe.
You can rent this room with furniture (bed, desk and chairs). Studios under 30m2 are meant for one person only.
Electricity is 12 €/month.
Single apartment or studio is an one-room apartment for one person or a couple with a kitchen/kitchenette, toilet and a bathroom. The size of the apartment is about 18,0–44,5 m². The smallest single apartments have mini kitchens. In the apartment there is a roof light and a wardrobe.
Electricity is 12 €/month. Most of our single apartments are with a rent of 400 € or higher.
If two persons live in a single apartment, the electricity payment will be (15 €/month) and water payment will be 20 €/month. Studios under 28 m² are meant for one person only.

Family apartments are 2-3 room apartments and they are rented to couples and friends. The size for 2 room apartments are about 40–70 m² and for 3 room apartments 58–84 m².
The kitchen has a kitchen table and chairs and the bedroom has a wardrobe and usually a roof light.
All Kuopas dormitories have family apartments. Apartments in Mylläri, Mylly, Rosoneula and Pikku-Hermanni are specially made for families, but also rented to friends. Family apartments with a sauna are located in Kolmas Pyörä and Satama.
For two rooms the electricity is 15 €/month and for 3 room apartments 18 €/month.
